A development application for a mixed-used development comprising retail tenancies, medical centre, gym and childcare within an existing and two new buildings at 20 Nellie Street in Nundah, has been lodged.

The proposed development site covers a total land area of  8,523sqm and has road frontage of approximately 33.5 metres to Nellie Street and 15 metres to Mill Place. The site is conveniently located within walking distance to public transport networks, particularly the Nundah Train Station, as well as other community facilities.

The proposal seeks to repurpose an existing building and build two commercial buildings to accommodate a range of retail tenancies, indoor sport and recreation, health care service, medical centre, and child care centre.

The Z Architects designed proposal incorporates buildings with heights ranging from one to four storeys, whilst a significant portion of the site is reserved for deep planting and landscaping.

There will be a total of 185 parking spaces that will be provided: 80 at the ground floor and 105 at the basement.

Building 1 will contain the gym and commercial tenancies located at the ground, level 1, and level 2; and the childcare centre at level 3. Building 2 will house the medical services whilst more commercial and retail tenancies will be located at the retained buildings 3, 4, and 5.

“The proposed development exhibits best practice in architecture, innovation and subtropical design incorporating articulation into all façades and proportionate building form and mass to ensure a built form outcome that is reflective of human-scale development,” the TownPlanning Alliance Assessment report said.
